Although it’s not the most appealing feature, luxury real estate advisor Luke Andrews says functionality in a floor plan is important.
“Increasingly, buyers are looking for homes that can accommodate multigenerational living,” said Andrews, who works for Compass’ Spears Group in Santa Rosa Beach, Florida. “A well-designed layout that accommodates the needs of large families is highly desirable in the luxury market.”
High quality construction and detail
Not all homes are created equal, but high-end customers demand the best.
“In an environment of growing real estate inventory, well-built, well-detailed homes are paramount,” Andrews said. “Buyers and renters are looking for craftsmanship and materials that ensure lasting value and beauty.”
Access by elevator
If you think elevators are only for apartment complexes, think again.
“Elevators have become a necessity in many high-end properties that span multiple floors to take advantage of beautiful views,” says Andrews. “It provides convenience and accessibility for residents and guests, allowing easy access to every floor of the home.”
Great location and view
Andrews said proximity is always a top priority for luxury buyers.
“For our market, being on the beach is the whole experience, and having a property with a breathtaking view greatly enhances that experience,” he said. “Location and view are often the main factors in the purchasing decision.”
Candice Milano, a real estate broker with New York City-based Brown Harris Stevens’ Milano Rambaran team, said great views of the city skyline are coveted in the local market.
“It not only gives a sense of luxury, but also brings awe-inspiring beauty to everyday life,” she says. “These views create a connection to the city and enhance the overall living experience.”
private indoor pool
Milano said private indoor pools, especially saltwater pools, are very popular among luxury buyers because they provide a year-round oasis for relaxation and exercise.
“Saltwater pools are preferred because of their calming feel and low maintenance,” she said. “In cities where the weather is unpredictable, a private swimming pool provides convenience and privacy without the need for public facilities.”
If the buyer of luxury goods is a wine lover or collector, a wine cellar is essential, Milano says.
“It provides a controlled environment to store and display valuable wine collections,” she said. “The presence of a well-designed wine cellar adds sophistication and luxury to the home.”
Open kitchen equipped with ultra-high-end appliances
Mr. Milano said open kitchens with high-end appliances are in demand among wealthy customers, as they symbolize functionality and style.
“Buyers appreciate the spacious, well-equipped kitchens for entertaining and cooking,” she said. “High-end appliances not only improve functionality, they also enhance the cooking experience.”

Many high-end customers like to decorate their walls with very expensive art.
“Art collectors need plenty of wall space and proper lighting to display their precious pieces,” Milano says. “Homes with dedicated gallery areas and bright spaces will meet these needs and allow art lovers to display their valuable collections.”
Some people go to spas, but luxury buyers want to have a spa experience at home.
“A dedicated spa room with an infrared sauna, steam room and cold plunge pool provides a luxurious experience within the home,” Milano said. “This allows buyers to enjoy therapeutic massages and rejuvenation without leaving their premises, fulfilling their desire for wellness and self-care.”
As mentioned above, some high-end clients seek a private spa room, while others prefer this as their bathroom.
“Spa-like bathrooms are the definition of luxury. Heated floors, soaking tubs, and showers with multiple heads are very popular in luxury homes,” says Omaha, Nebraska-based Realty ONE Group. said real estate agent Scott Bergman.

“Desirable high-end features are moving away from traditional products such as luxury furniture and toward smart home integration,” Bergman said.
He said this often includes features such as automatic lighting, climate control and security systems.

Wealthy people don’t just care about the inside of their homes, they also want elaborate outdoor areas.
“Beautiful outdoor spaces with landscaped landscaping, kitchens, fireplaces, cozy pool areas and even projector systems are all the rage right now in luxury properties,” Bergman said.
